Application Processing: By screening applicants first we are able to research which tenants will be best suited for your property. Through Accurate Public Record we do extensive background checks including, criminal background, credit history, eviction history, etc. We strive to promote crime free housing.
Security Deposits: Upon the applicants approval we collect a security deposit usually in the amount equal to one months rent. This money is held in an escrow account . When the tenant fulfills the terms of the lease and by giving a written 30 day notice, the property is then inspected and compared to the original Move - In report. After analyzing the report it is then determined whether or not to return the deposit. Deposits must be returned to the tenant within 30 days of move out along with a letter explaining any deductions. Security Deposits may not be used to replace the last months rent.
Collecting the Rent: To be able to get your money to you in a timely manner, the rents are all set to be paid on the 1st of the month with a 5 day grace period. On the 6th of the month if we have not heard from the tenants we send out a notice that rent must be paid within 3 days or a disposessory will be sent.
What 's a dispo?: A Dispossessory fee of $73 ($116 Lee Co, $101.50 Worth) is paid by the owners and reimbursed by the tenant if they remain in the unit. A representative goes to court so the owner does not have to appear. Once a writ of possession is given the tenant has 7 days to remove their belongings. If they fail to do it within the 7 days we send $25 to the Sheriff's office to arrange to have their belongings hauled off. This fee along with dump fees is charged to the Owner account.
Repairs? You decide its your choice! We listen! Do you ever feel left out of the loop? With Good Life you have a choice. When a problem arises you can count on us to notify you. Generally most owners want to be notified for repairs totalling more than $150. We have alot of hands on Owners who like to do all the repairs themselves. That's ok too. We can email or call when a work order comes in. Remember... the choice is yours. Communication is key to a successful partnership.
Direct Deposits: If you live out of town and would like for us to send your collected rents directly to the bank we will need the bank name, address, routing number and account number and deposit slips. The Owner Checks are normally deposited between the 15th-25th of each month.
Monthly Statements: Statements are mailed with your check each month. You are encouraged to look at each statement and direct any questions you may have to our bookkeeper.
Yearly Statements: At the end of the year you will recieve a 1099 along with your December statement. You will also recieve a property spread sheet breaking down your expenses for the year.
